The Lottery will take place on February 10, 2025, at 6pm on Zoom and in-person at Land of a Thousand Hills Cafe, 61 Munroe Street, Lynn, MA.
Following the lottery, we will have an open application period.

About the Property
Providing studio apartments for individuals in Lynn, MA with included utilities* (heat, A/C, electricity, water).
The apartments are in a newly renovated historic building, close to downtown Lynn shops, restaurants, MBTA Commuter Rail and routes 1 and 1A.
Units have refinished hardwood floors, large windows with NEW kitchen appliances and card-operated laundry available on-site. There is a Cafe located on the 1st Floor. *Resident responsible for phone, wi-fi, and cable.
Maximum Income Limits Apply at 30% AMI: 1 person, Below $34,260.

FAQ
Are couples or families eligible?
No, all apartments at Catalyst Housing are studio units limited to (1) resident.
What if my household does not have any income?
If you do not receive any income, you must submit a notarized letter of $0 income along with your application.
Are full-time students eligible?
It depends. Because this property is part of the Low-Income Housing Tax Credit (LIHTC) program, full-time students are typically not eligible, even if they otherwise meet the income and asset requirements. However, there are a few narrow exceptions to the ineligibility of full-time student households at LIHTC properties if they meet one of the following criteria:
• Enrolled in a job training program receiving assistance under the Workforce Investment Act (formerly JTPA) or other similar program funded by a state or local government agency.
• Receiving benefits under Title IV of the Social Security Act.
• A single parent and their children, and the single parent is not a dependent of another individual, nor are their children dependents of another individual except another parent of such children.
• Married and eligible to file a joint return.
• Previously in the foster care program.
Part-time students are eligible for Catalyst Housing, with documentation of their part-time student status.
Is there an asset limit?
Yes, an asset limit of $25,000 for non-retirement accounts does apply for all units at Catalyst Housing based on current MRVP subsidy program requirements.
As applicable, actual income earned from assets (e.g. interest and dividends), or the imputed income of 0.40% (the current HUD Passbook Savings Rate) of assets without actual income, will be considered in the calculation of a household’s total qualifying income. Assets do not include retirement accounts or essential personal property, but may include cash, net cash value of stocks, checking and savings accounts, investment accounts, real property, CDs, bonds, cash value of life insurance policies, and capital investments, etc.
I like to go away for the winter. Can I sublease or rent out my apartment?
No, you may not sublease your apartment to another person, or operate it as an Airbnb. The affordable unit must be your principal, full-time residence. You can take occasional trips or vacations, but the duration of absences must conform to the terms of your lease and the program requirements of the property.
Are pets allowed?
No, pets are not allowed, but service and/or emotional support animals are allowed, with medical documentation.
How does Age preference work?
During the initial lease up, applicants who were age 18-24 at the time of their lottery application will receive Age preference. After the initial lease up, applicants must be age 18-24 when they are given an opportunity to lease in order to receive Age preference, even if they met the Age preference criteria at the time of application and/or participated in the lottery (but did not receive an initial offer to lease). For example, if an applicant applies for Catalyst Housing at age 23, is placed on the Waitlist for several years, and does not receive an offer to lease until they are age 25+, Age preference would no longer be in effect for their application.
Can I host overnight guests or short-term visitors?
No, occupancy is limited at all times to 1-person given the square footage of the units.
